Darling Harbour Live offers world-class event and leisure facilities for the people of Sydney and its visitors from all over the globe. The precinct underwent a $3.4 billion redevelopment project to transform Sydney’s Darling Harbour. The project included the construction of a new convention and exhibition centre, residential apartments, retail space, a hotel and 3,000 square metres of green space.
ControlWorks was contracted to provide Building Management Control System (BMCS) for the northwest plot's heating, ventilation and air conditioning (HVAC) system. The building in the northwest location includes ground-level retail, four levels of above-ground car parking, and eight levels of offices.
The new building was designed to be as sustainable and energy-efficient as possible, with a 6 Star Green Star Office Design and 5-star NABERS Energy for the Base Building.
Building requirements
ControlWorks was contracted to design and install a BMCS system in the 27,090m2 northwest plot office buildings, wellness space, car parks and retail area that included direct digital control and monitoring of the:
- Cooling plant
- Heat rejection plant
- Heating plant
- Central air conditioning systems
- Ventilation systems
- Air-cooled package and split systems
- Water-cooled package and split systems.
The project also required the monitoring of the following systems:
- Electrical services
- Hydraulic Services
- Fire Service
- Vertical transportation
- Energy Management System
The office areas of the building were required to be designed by the Property Council of Australia's A-Grade standards. The A-Grade standards are Australia's highest commercial office standards and are only achievable through a rigorous design and construction process. This will result in a world-class working environment that is efficient, comfortable and productive.
Our solution
The ControlWorks solution to the brief was to provide a BMCS to direct digital control and monitor of the following systems: cooling plant, heat rejection plant, heating plant, and central air conditioning.
The cooling plant included chillers, chilled water pumps, variable speed drives with HLI, chiller HLI, refrigerant leak detection, pressurisation and expansion units, control and monitoring sensors, and actuators.
The heat rejection plant included cooling towers, condenser water pumps, plate heat exchangers, water treatment, pressurisation and expansion units, variable speed drives with HLI, control and monitoring sensors, and actuators.
The heating plant included HWUs, heating hot water pumps, burner controls, control and monitoring sensors, and actuators.
The central air conditioning system included the installation of AHUs, fans, CO2 sensors, humidity sensors, variable speed drives with HLI, control and monitoring sensors and actuators, dampers, valves, and general ventilation systems.
In addition, the ControlWorks team installed a complete monitoring system for the electrical, hydraulic, fire, and vertical transportation systems.
The system also included an energy management system interface to provide tenants with information about their energy consumption.
